Registration to use the Buzz Properties website is FREE. This allows you to ask questions about the listed properties, book property appointments, and make offers for properties listed.

By Registering to use the Buzz Properties website you agree to be bound be these terms and conditions.

There is no charge for registration, the only charge is made when you list your property on Buzz Properties.

Property Acivation is defined as you listing your property on the Buzz Propeties website and proceeding to Google Checkout and making a valid payment for your listing, or your listing being activated by Buzz Properties and appearing on the buzzproperties.co.uk website.

Any reduction in the subscription price is for one property only, unless otherwise stated or by agreement with Buzz Properties. Any Money off reduction either as a percentage or direct reduction will only apply to one property listed, each subsequent property will be charged at the normal listing price

For each property listed the cost is £89.

Simply register and advertise your property on the Buzz Properties website and receive a FREE property listing.

Once you are happy with your listing simple email just lcik on the activate property link from the your property menu. You listing will be activated for free at no cost to you.

There is no need to make any payment or enter any card details to benefit from the free listing.

You will have a fully functioning listing with all the Buzz Property functionality, without the cost.

The 1 month free trial is provided in return for feedback about both the Buzz Properties service and the website. Anyone who is selected for the free trial will be given a 1 month free listing to use Buzz Properties, and must give feedback about the service, both during and after the 1 month period.

There are no further obligations to continue to use Buzz Properties, other than giving Buzz Properties feedback. For users who do not give or refuse to give Buzz Properties feedback, a charge will be made for any service time used. This charge will be the current fee pro-rata with an additional 25% surcharge.

In order to streamline our accounting procedures and keep costs down Buzz Properties allow a limited number of payment options by Credit or Debit card only - cheques are not accepted.

Buzz Properties uses Google Checkout for the processing of all Credit or Debit card payments. Buzz Properties does not hold any of your card details at anytime. All card payments will be made via the external Google Checkout site.

All accounts will be immediately active upon sign up. Account activation is irrespective of which payment option you choose.

You are under no legal obligation to accept any offers made via Buzz Properties. Offers only become legally binding once agreed by both parties and the correct paper work is drawn up and signed.

The seller is under no legal obligation to accept any offers made via Buzz Properties and you can withdraw your offer if both parties do not come to suitable agreement for the offer. Offers only become legally binding once agreed by both parties and the correct paper work is drawn up and signed.

All properties listed are to be taken "as is". Please see Indemnification for more info.

Every property listed will feature in the offline publication Buzz Pages at no extra cost. This means you get all the advantages of having full control of your property listing, and that the internet offers. Along with the benefits of a targeted publication unlike any other.

Once you activate your property on the Buzz Properties website your property will appear in the next available edition of buzz pages.

Buzz Pages will be distributed every month.

Buzz Properties offers an unlimited storage policy. In rare cases, Buzz Properties may find a customer to be using service resources to such an extent that he or she may jeopardize service performance and resources for other customers. In such instances, Buzz Properties reserves the right to impose the High Resource User Policy for the consideration of all customers.

Buzz Properties does not allow any of the following content to be stored on its servers: Illegal Material - This includes copyrighted works, commercial audio, video, or music files,(where you do not have a legal right to store any of the above material) and any material in violation of any Federal, State or Local regulation. Adult Material - Includes all pornography, erotic images, or otherwise lewd or obscene content. The designation of "adult material" is left entirely to the discretion of Buzz Properties. Warez - Includes pirated software, ROMS, emulators, phreaking, hacking, password cracking. IP spoofing, etc., and encrypting of any of the above. Also includes any information which provide "links to" or "how to" information about such material.

Buzz Properties reserves the right to cancel the service at any time. In this event customers may be entitled to a pro rata refund. If a customer contravenes Buzz Properties' terms of service a refund will not be issued in the event of a cancellation. Customers may cancel their account or remove a property listing at anytime. Any property listing already activated may be given a refund at the sole discretion of Buzz Properties. Any incentives offered to customers when opening the account will also be cancelled or costs taken from refund. Customers may be given the option to purchase services or gifts which were offered as start-up incentives in the result of a cancellation.

If you are using Buzz Properties in conjunction with traditional estate agent advertising. Buzz Properties offers a Dual Payment Policy, this means that is after paying Buzz Properties to list your property and your property is subsequently sold via traditional estate agency. Buzz Properties will give you a full refund of the listing price.

In order to receive a full refund simply email sales@buzzproperties.co.uk with the BuzzID, and include evidence the property was sold else where and you will receive a full refund.

The Customer agrees that they shall defend, indemnify, save and hold Buzz Properties harmless from any and all demands, liabilities, losses, costs and claims, including attorney's fees asserted against Buzz Properties, its agents, its customers, officers and employees, that may arise or result from any service provided or performed or agreed to be performed or any product sold by customer, its agents, employees or assigns.

The Customer agrees to defend, indemnify and hold harmless Buzz Properties against liabilities arising out of; (1) any injury to person or property caused by any products sold or otherwise distributed in connection with the Buzz Properties service; (2) any material supplied by customer infringing or allegedly infringing on the proprietary rights of a third party; (3) copyright infringement and (4) any loss of file or document whilst held on the Buzz Properties system.

Buzz Properties does not have any influence on the properties listed and the pictures and descriptions made of them. Buzz Properties is not liable for any accuracy of the property listings on this website. All listings are made by individual property owners, who are solely responsible for the content and wording.

All images on Buzz Properties are subject to copyright which is owned by the owner of that image or text.

The links to Google Maps are provided for information purposes only. Neither Buzz Properties or Google can guarantee the accuracy of the data, it is recommended that you carry out your own research into property locations, before choosing to buy or rent a property.

Resources are defined as bandwidth and/or storage limits. Buzz Properties may implement the following policy to its sole discretion: When a client area is found to be monopolising the resources available Buzz Properties reserves the right to suspend that user immediately. This policy is only implemented in extreme circumstances and is intended to prevent the misuse of our service. Customers may be offered an option whereby Buzz Properties service continues for an additional fee.

Buzz Properties aims to provide it's service 100% of the time. Buzz Properties will not be responsible for loss of service or data due to circumstances out of the control of Buzz Properties. Buzz Properties will not be responsible for any damages you may suffer, from the use of its service including loss of data resulting from delays, nondeliveries, wrong delivery, and any and all service interruptions caused by Buzz Properties and its employees. Buzz Properties reserves the right to revise its policies at any time.

Any service outage will be notified to users as appropriate, such as is the case and to the knowledge of Buzz Properties.

Buzz Properties can at its sole discretion remove property listings, and cancel user accounts. In certain circumstances a refund will be issued at the sole discretion of Buzz Properties.

Although Buzz Properties is not responsible for the descriptions of the properties on www.buzzproperties.co.uk, from time to time Buzz Properties staff will monitor listings, and in the case that Buzz Properties feels a listing is misdescriptive then the listing will be de-activated until the wording and description are amended to be a true reflection of the property.

All property listings are set up on a prepay basis.. Although Buzz Properties reserves the right to change prices at any time all pricing is guaranteed for the period of prepayment. Payment is due for each property listing, unless otherwise agreed. In addition, Buzz Properties reserves the right to suspend services until any outstanding debt is cleared. The customer is responsible for all money owed on the account from the time it was established to the time that the customer sends a written cancellation request, either by email to

No bills or invoices will be sent by regular mail, unless otherwise agreed in writing with Buzz Properties. All invoices will be sent directly to customers via email shortly after the online purchase has been made. At this point the customer's card will be charged automatically (if applicable). All payments are in UK sterling.

Buzz Properties provides online private house sales and letting. Buzz Properties reserves the right to suspend or cancel a customer's access to any or all services provided by Buzz Properties when Buzz Properties decides that the account has been inappropriately used or otherwise. Any refunds will be at the sole discretion of Buzz Properties.

Cancelling your subscription
You must notify Buzz Properties of any cancellation either by email to

All cancellation requests should allow 7 days for the cancellation to be actioned. This includes any free trial period, any cancellation within any free trial must be received at least 7 days before the trial end date or charges will be incurred.

Anyone found to have signed up to Buzz Properties using fraudulent or invalid information will have their subscription cancelled immediately.
In extreme cases Buzz Properties will take legal action against anyone who abuses the Buzz Properties service, or sign up procedure
Buzz Properties operate a capture IP address policy which allows the restriction and banning of abusive users, and in extreme cases the taking of legal action against system abusers.

Buzz Properties may change these terms and conditions as necessary without any prior warning. Should any new terms be such that it would have an effect on existing subscriptions each effected account holder will be notified accordingly.
At no point will Buzz Properties' terms and conditions amendments alter the subscription charge for your subscription period.
