Current legislation at present is quite simple.

You need a Home Information Pack if:

1.  You advertise your property since 14 December 2007. No matter what size

You don't need a Home Information Pack if:

1.  Your property has 4 or more bedrooms and you advertise your property for sale before 1 August 2007. This way you until 2008 to prepare your HIP.
