Everything from property maps, PDF property details, ability to ask and answer property questions to viewing appointments, and even making and accepting offers.


Plus if you are a property developer you can attach a logo to your listing, simply by using the Add Company Logo link under the Account Menu.

Is Buzz Properties a Private House Buying Company?

In short NO. We do not buy your house from you, and so unlike other private home buying company we are not going to offer you below market value for your property. We give you the ability to sell or let your own property, for a single flat fee of £50, unlike the normal 1-4% charged by high street agencies.

What is Buzz Pages?

Buzz Pages is our offline property publication, containing property related articles and features along with property listings for all properties listed one the Buzz Properties website. To find out more check out the Buzz Pages page.

All properties listed on Buzz Properties will now be also be listed on both the Buzz Properties FaceBook page which is located at http://www.facebook.com/BuzzPropertiesUK as well as on the Buzz Properties FaceBook Application located at http://apps.facebook.com/buzzproperties.


How Much Does It Cost To Use Buzz Properties?

Registration is completely free and if you are looking for your next home, there is no charge to use Buzz Properties, you can ask as many questions as you like, book viewing appointments and make offers all for no charge, plus if you are looking to sell your home you can create your listing and preview it without any charge.


Once you are ready for your listing to go live, whether you are looking to sell or let your property there is a one off fixed fee of £50.

However to celebrate our relaunch we are giving the first 50 properties listed a completely no charge listing.

There are no additional fees to pay such as sales, listings or completion fees.

How does Buzz Properties Work?

The process of buying, selling, letting or renting is the same as if you were using a traditional estate agency, the big difference is everything is managed completely online.

This means there are no middle men in the process, so questions, viewings and offers all happen faster quicker and easier and best of all there are no fees to pay.


However, if you prefer a more traditional approach you can manage the process in person, as once a viewing appointment has been requested both property owner and potential owner/tenants details are available via the website, although you can give out your own contact details at any point should you wish, meaning you can complete the sale or lease offline if you wish.


Is it Difficult to Sell or Let My House Privately?

The answer is simple. No.


Simply register your details then create your property profile, including photos and other supporting property documents. Only when you are happy, click to activate the listing to appear live. Once your property is activated all you to need to do is sit back and wait.

You will receive questions, appointment requests, and offers all direct to your inbox with further details accessed through the Buzz Properties website.


The process of selling or letting is the same as using an estate agent, the only difference is with Buzz Properties your managed the process completely online and to celebrate our relaunch we are giving the first 50 properties listed a completely no charge listing.


Selling Your Property
  1. 1. Register with Buzz Properties - its FREE with no obligation.
  2. 2. Add Your Property, including adding property details, documents (including attaching your EPC within 28 days) and photos.
  3. 3. Answer Questions, make Viewing Appointments and, once you get that offer
  4. 4. Accept the Offer.
  5. 5. Download the Offer details as PDF and hand to your solicitor who will take care of everything.

That's it! You've sold your house through Buzz Properties and made a HUGE saving.
Letting Your Property
  1. 1. Register with Buzz Properties - its FREE with no obligation.
  2. 2. Add Your Property, including adding property details, documents (including attaching your EPC within 28 days) and photos.
  3. 3. Answer Questions, make Viewing Appointments and, once you get that offer
  4. 4. Accept the Offer.
  5. 5. Download and complete the Buzz Properties Tenancy Agreement, and get all parties to sign it. This is available from the documents section of the sellers menu
  6. 6. Take payment of your first months rent and the bond you wish to take (note the bond must be registered).

That's it! You've let your house through Buzz Properties and made a HUGE saving.

What do I do after I have agree a Sale or Let?

Simple. Once you have agreed a sale or rental of your property, just login to Buzz Properties and click on your property then simply either change its status from For Sale to SOLD or from To Rent to LET as necessary. You can also if you wish complete remove your listing by simply clicking the remove property button.




What If I Am Currently Using an Estate Agent or Sole Agency?

Using Buzz Properties does not conflict with any Sole Agency agreements you have in place.

It is always a good idea to check with your estate agent, and make them aware you are advertising your property privately, to simply avoid any confusion regarding the sale.


If you are currently using more than one estate agent to sell your property, you will need to check any contracts you have in place to see if you can sell your property privately. If any agreement does not let you sell your property privately, it would be our recommendation to cancel that agreement, and use another agency, whether that is Buzz Properties or another agency.


What is a EPC and Do I Need One?

An EPC or Energy Performance Certificate shows the energy efficiency of your property. It is now a legal requirement to provide an up to date EPC for your property within 28 days of putting it on the market, the current fine for not providing an EPC is £200 per property.


An EPC costs from around £35 and you can book one using one of our partners or find out more on the Direct Gov website.


What is a Home Information Pack and Do I Need One?

In Short NO.


A Home Information Pack or HIP is simply a pack to tell potential buyers about your property, part of this pack is an EPC or Energy Performance Certicate.


As from 21 May 2010 the need for a HIP or Home Information Pack when either selling or letting has been suspended, this means that you no longer need to provide a HIP to new owners or tenants. However you are still required to provide an EPC (Energy Performance Certificate).


So to make it clear you no longer need a HIP for your property but you do need an Energy Performance Certificate (EPC) if your property is listed after 21 May 2010, which must be provided within 28 days of listing.

  1. You advertise your property since 14 December 2007. No matter what size

You didn't need a Home Information Pack if:

  1. Your property has 4 or more bedrooms and you advertise your property for sale before 1 August 2007. This way you had until 2008 to prepare your HIP.

What Did a HIP cost?

A Home Information Pack would cost around £400 including VAT, although you can put your own HIP pack together and only pay for the EPC.



When do I Pay For my Listing? (if applicable)

You only pay for your listing when you are happy with your property profile and ready for your listing to be public. Registration, creating your property profile and previewing your listing are all free.

Once you are happy with your listing, just click the activate property link and pay for the listing (if applicable).


When will my property appear on the website?

Once you pay for your listing, and your payment has been processed, your property will be immediately available on the Buzz Properties website, in exceptional circumstances it may take a few hours for the listing to appear. (this only applies to listing placed after the no charge listing period, all no charge listings appear immediately following activation)


How long is my property listed for?

Once you add your property, it will remain on the Buzz Properties website until it is sold / let or until you remove it yourself. There is no limit to the time your property can be listed on the Buzz Properties website.


How do I value my property?

As part of the property creation process, you can use the suggest price button and the Buzz Propeties website will give you a guide to the price range at which you should sell your house. (this option is not available for rental properties)

NOTE: In order to get an accurate up to date price for your property we advise using a fully qualified RICS surveryor.

Security deposit / bond for rental properties?

Any bond you take in addition to your first months rent must be registered within 30 days of receipt, this must be in a government approved scheme, there are currently two types of deposit protection scheme, these are


Custodial schemes – the landlord or agent pays the tenants deposit into the scheme, where it will be kept until the end of the tenancy.

Insurance scheme – the landlord or agent keeps the tenants deposit but pays an insurance premium to the scheme – meaning the tenants deposit is insured in case of dispute.


There are three Government approved bond schemes:


It is our recommendation to use the Deposit Protection Service (DPS) as this is a free service, and its a simple task to register your bond and once registered all you need to do is pay the bond into the scheme and thats it.

How do I suspend my listing?

Once you have activated your property, if for any reason you wish to hide your listing from public view , simply uncheck Property Listing Status option at the bottom of the amend property page. Then once you wish you listing to be public again just recheck the hide property from public viewing option.



NOTE: this will suspend your listing, if you wish to remove your property completely from the Buzz Properties website simply use the Remove Property button.




Is it Difficult to Buy or Rent Privately?

The answer is simple. No.


Simply register your details, then browse the website and find the house that is right for you. You can search by criteria, on a property map or if you know the Buzz ID you can find the house directly by searching the Buzz ID.

You can then ask questions, request a viewing appointment, and make an offer , all questions, appointments and offers will be confirmed direct to your inbox with further details accessed through the Buzz Properties website.


The process of buying or renting is the same as using an estate agent, the only difference is with Buzz Properties your managed the process completely online.


Buying A Property
  • 1. Register with Buzz Properties - its FREE with no obligation.
  • 2. Search the site for a suitable property.
  • 3. Once you find a suitable property, add it to your Watch list, you can also download the property details as a PDF for offline viewing.
  • 4. You can then ask questions, book a viewing appointment and finally make an offer.
  • 5. Once your offer is accepted, simply download the Offer details as PDF and hand to your solicitor who will take care of everything.

  • That's it! You've bought a house through Buzz Properties and made a HUGE saving.
    Renting A Property
  • 1. Register with Buzz Properties - its FREE with no obligation.
  • 2. Add Your Property, including adding property details, documents and photos.
  • 3. Once you find a suitable property, add it to your Watch list, you can also download the property details as a PDF for offline viewing.
  • 4. You can then ask questions, book a viewing appointment and finally make an offer.
  • 5. Once you agree the monthly rent with the owner all you need to do is.
  • 6. Complete the Buzz Properties Tenancy Agreement, which will be provided by the property owner, and once all parties have signed it.

  • That's it! You've rented a house through Buzz Properties and made a HUGE saving.

    What is the Watch List?

    The Watch List allows the saving of property details for easy referral.

    All properties listed on Buzz Properties are accompanied by a crime map, showing the crimes in the locality of the property.
